From the very first step, it is advisable to have a notary by your side, so that he can protect you and advise you on how to carry out the entire process in total safety.

New checks

Recent EU directives have introduced compulsory additional checks that the notary must make and these can be summarised as follows:

  1. Check that the energy performance of buildings is certified in accordance with national and regional standards. For the sale of buildings having heating equipment it is mandatory to have and often to attach a certificate of energy performance (EPA), prepared by an independent registered auditor indicating the property’s class of energy consumption for heating.
  2. The notary must verify compliance with the rules on combating money laundering, traceability of payments and commissions paid to any real estate agency.
